Who We Are

TaxAppeal is a free online tool that helps US homeowners check whether their property tax assessment is in line with their home's actual market value. Our mission is to make the property tax appeal process transparent and accessible to everyone — not just those who can afford professional consultants.

An estimated 30% to 60% of properties in the United States are overassessed, yet fewer than 5% of homeowners ever file an appeal. Many homeowners do not realize they are overpaying, and those who do are often intimidated by the process. We built TaxAppeal to change that.

Our Data Sources

Our calculator and state guides are built using publicly available data from trusted sources, including:

  • County assessor records — property assessment data and tax rates from county and municipal assessor offices across all 50 states.
  • US Census Bureau — American Community Survey data on median home values, homeownership rates, and property tax payments.
  • Real estate market data — publicly available sales data and market trend information used to estimate fair market values.
  • State tax commission records — official state guidelines on assessment ratios, appeal procedures, deadlines, and tax rate calculations.

Our Methodology

Our calculator estimates potential savings by comparing your property's assessed value (from your tax bill) to the estimated market value you provide. The core calculation is straightforward:

  1. We calculate the difference between your assessed value and estimated market value to determine potential overassessment.
  2. We apply your state's effective tax rate to that difference to estimate annual tax savings.
  3. We provide state-specific appeal deadlines and filing instructions based on official state tax commission guidelines.

The accuracy of the estimate depends on the market value you provide. For the best results, use recent comparable sales in your neighborhood or a professional appraisal as your estimated market value.
